Pebblebrook Hotel Trust: Pebblebrook Hotel Trust is an internally managed real estate investment trust (REIT) focused on acquiring and investing in hotel properties across major U.S. cities and select resort destinations, with a particular emphasis on major gateway coastal markets. As of December 31, 2025, the company owned interests in 44 hotels totaling 11,052 guest rooms. Because REIT rules prohibit it from directly operating the hotels it owns, the properties are leased to its taxable REIT subsidiary, Pebblebrook Hotel Lessee, Inc., which then engages third-party management companies to run day-to-day operations. Formed in Maryland in 2009, Pebblebrook conducts substantially all of its business through its operating partnership, of which it serves as sole general partner and 99% owner.
